PCS moves come with a lot of moving parts — orders, movers, timelines, and settling into a brand new community. This guide gives you clear steps and shows how I, as your REALTOR®, make the process smoother by handling housing, connections, and local insights for you. That way, you can focus on family and mission, while I focus on your home.
Housing: I’ll tailor lists in Fayetteville, Hope Mills, Raeford, Sanford, Spring Lake, and beyond — new build and resale
Commute & Gate Strategy: We’ll map likely routes and time windows to help you choose the right neighborhood.
Schools & Lifestyle: I can provide school resource links, childcare options, gyms, and weekend family picks.
Buying vs. Renting: I’ll model both scenarios with current payments, timelines, and PCS-friendly exit plans.
Military Tasks:
• Visit your transportation office and set up your Defense Personal Property System (DPS) account.
• Estimate shipment weight; list specialty items (guns, safes, oversized electronics, boats/RVs).
• Decide: HHG, PPM/DITY, or Partial DITY. Confirm entitlements and deadlines.
Where I Help:
• This is the best time to start your housing plan — ideally 30–90 days before arrival.
• I’ll set up custom property alerts for Fayetteville and surrounding towns.
• I’ll connect you with a lender to get pre-approved so you’re ready to act quickly.
• I’ll provide market updates so you understand timelines and competition early.
Military Tasks:
• Purge and donate; the less you move, the better.
• Photograph/video high-value items and record serial numbers.
• Request time off, childcare, pet care, and gate access as needed.
• Build a first-week suitcase: meds, documents, linens, towels, kids’ favorites, pet gear.
Where I Help:
• By now, we’ll already be deep into your home search — touring virtually or in person.
• We’ll identify your top choices and be ready to submit offers.
• I’ll coordinate with your lender, inspector, and attorney so the process stays on track, even before you arrive.
Military Tasks:
• Separate valuables and PPM items in a locked vehicle or closet before packers arrive.
• Stay close to the inventory sheet; insist on specific descriptions (not just “electronics”).
• Grab the driver’s phone number and keep your contact info on every page of the paperwork.
Where I Help:
• While movers are packing, I’ll line up home inspections, repair requests, or contractor quotes if you’re already under contract.
• I’ll keep communication flowing with listing agents so nothing stalls while you’re busy with movers.
Military Tasks:
• Save fuel/toll receipts if you’re driving CONUS for reimbursement.
• On delivery, check off each item, note damages immediately, and take photos.
• File claims within timelines listed in DPS; keep copies of all documents.
Where I Help:
• While you’re on the road, I’ll monitor deadlines, ensure repairs are done, and confirm utilities are set up for your new home.
• I’ll make sure your home is move-in ready so you can focus on arrival, not loose ends.
Military Tasks:
• Update address with USPS, banks, insurance, employer, TRICARE, subscriptions, DMV/voter registration.
• Set up utilities, internet/mobile, and local services.
• Register kids for school and explore base/community resources.
Where I Help:
• I’ll share vetted local service providers from internet to landscaping to gyms — so you don’t waste time searching.
• I’ll connect you with school and childcare resources, plus family-friendly spots to help you feel at home.
• I’ll check in regularly to make sure your transition into the community is smooth
